Ask a group of house hunters whether they want a bigger lot, and you’ll rarely get a unanimous answer. In our experience, the split runs close to 50/50, and the deciding factor is what each buyer wants from their home. The divide matters whether you’re searching for your next property or preparing to list one.
Some buyers want room to spread out. For one group, extra land is the whole appeal. They’re looking for a little more privacy along the sides of the house and a yard with enough space for children to play and dogs to run.
A bigger lot brings bigger upkeep. Land is hard to come by in Cary, so a couple of acres stands out. It also requires more maintenance, and not every buyer wants that responsibility.
“We can’t always bank on a large property to sell a house right away.”
Others prefer a smaller, social setup. Many people are more social by nature and prefer to keep things smaller. A small house on a small lot, with a backyard just big enough for a barbecue and a few friends, suits the way they live. A sprawling yard holds little appeal for them.
Acreage won’t guarantee a quick sale. For sellers, the lesson is that we can’t always bank on a large property to sell a house right away. Roughly half of the people who walk through may simply prefer something smaller.
Whether you’re weighing lot size as a buyer or wondering how your acreage will play with today’s buyers, we’d love to help you think it through. Call us at (919) 830-9051, email Cynthia@cqrealtygroup.com, or visit trianglencrealestateblog.com. We look forward to hearing from you.
